How much should I charge for a guest house in Encino without a bathroom?

At my home in Encino I have a guest house with a bed, dressser and TV inside. The guest house does not have a bathroom inside but bathrooms inside the house is accessable. The house is located south of Ventura Blvd walking distance to Starbucks, Coffee Bean, Jamba Juice an many others.How much should I charge for a guest house in Encino without a bathroom?
Based on what I've seen on craigslist, you could probably get $600-$700 per month, easy.

OK I'm not going to make any jokes (although a million come to mind), but who would want to rent a ';house'; without a bathroom. Anyone who would, you wouldn't want inside your house anyway....I hope you don't expect them to use the bathroom at Starbucks.....I assume you can't get a building permit or zoning to upgrade ????
Since your guest house obviously wasn't intended as a rental when it was built, you might want to check the zoning laws to see if rentals are even legal in your neighborhood.....
$400 -- the no bathroom thing is a problem.

With rents the way they are I suppose you could ask anything.
