I don't understand how you could buy a guest house without the title and a host of other problems showing up during escrow. The sale should never have completed. Something doesn't sound right here. You didn't pay some private party cash for this house did you? If so, someone probably scammed you. I recommend you contact a realestate attorney to research the title on the property for starters. If you purchased the property fee simple, you had title insurance. You may have recourse through the title company, the city and the seller. First, you'll need a stay of eviction and for that, you need a lawyer.
